Mandla Dube was contracted to complete the following renovations to my house from September 29 2021 for a period of 6 weeks ending mid November 2021:
• Build double garage
• Extend and convert garage into 1bed cottage
• Extend 3 bedrooms
• Build new bathroom
• Build new walk-in closet
• Renovate existing bathroom
Mandla was great at the start. Communicated effectively, was onsite daily to ensure everything went as planned, materials were sourced and delivered on time and his team were efficient.
The issues with Mandla started at the same time we made the 3rd payment as per the contract. The payment schedule has 4 payments from deposit to finishing as the last payment so at this point we were 75% of the way in with payments.
At this point we experienced a number of issues:
• Mandla would disappear for days at a time and not leave anyone in charge (supervisor,foreman) as per his contract
• Electrician (HMM Electrical, who is Mandla’s brother) was completely unreliable. Not arriving on the days required which delayed other work that needed to happen. At one point there was an attempt to pocket money given to him to buy cables and instead took my cables to wire the house
• Plumber was completely unreliable. Not arriving on the days required which delayed work that needed to happen. Will also do work that is not compliant and you will have leaks and blocked drains within a week. We paid over R20 000 to fix all the bad work done by his plumber
• Mandla will not replace/supplement the Electrician/Plumber with workers who are reliable and you are left to deal with delays and the excuses for why they did not arrive
• According to the contract, Mandla will be onsite daily without fail with the exception of the times that he will need to arrange for materials. In his absence he would defer to the site manager. This was not the case after about 5 weeks. At this point Mandla took on other jobs and refused to communicate this, instead choosing to lie about his whereabouts. His workers who were still here informed us that they needed to leave to continue working for Mandla at the other sites
• When you question Mandla about who will be the site supervisor he makes a decision on the fly – whoever he spots first becomes the site supervisor. In some cases this may be a worker who he had said the previous day was a new hire and too inexperienced to even plaster a wall
• Mandla’s banners and marketing will clearly show that there are two contact numbers for the two directors listed on his business registration. This is misleading as the number for “Pride” does not exist. When we requested the number we were informed that there are actually 4 investors into his business but he will not share any of their details with you
• Quality of work – with Mandla not overseeing the site there were a number of mistakes that resulted in additional cost. The plaster work is poor, the door frames will be skew, the window frames will be skew, tiles will be broken while working and need replacing.
• Mandla will promise that specialists will be onsite for things such as installation of sliding doors, installation of interior doors, showers ,painting etc. In the end he will use the same plaster guys to complete these “specialized” tasks. And the quality of their work is evident resulting in replacement of materials and the delay of having to redo the work entirely
• Mandla does not use registered compliant professionals ; we found out later that the plumber was not compliant and therefore the fake CoC that we would have received had no value. Mandla’s response was that he is responsible as the company and if I employed a plumber directly then I needed to make sure he’s registered. Obviously this is wrong as my insurance company & bank requires a CoC if there are claims
• When we raised concerns about Mandla’s employees he did not address them. He stated that he was afraid to confront them & that they would retaliate and he was afraid for his life ( this 100% happened – could not make it up if I tried!)
Overall we had a great start but as is the case with most dodgy contractors, things go downhill once they get more money and other jobs. A 6 week project has now become a 13 week project and we eventually ended the relationship with Mandla and paid for the remainder of the work to new suppliers costing over R100k to fix everything he messed up.
Mandla comes across initially as an honest, hard working diligent contractor. Don’t be fooled.
