Who can create building plans?

If you are building a new building, doing a major renovation, or extending a building, you need council approval and for that, you need building plans.
Local councils will only grant permission if the house plans are submitted by a South African Council for the Architectural Profession (SACAP)-registered professional
It's not only an architect who can provide building plans: Qualified draughtspersons, architectural technologists, senior architectural technologists or architects who are registered can do this for you.
Qualified professionals will have a SACAP registration number and should also have indemnity insurance.
A draughtsperson charges less for house plans than an architect, but has a lower qualification and will not be involved in managing the site as the Principal Agent.

What is included in the building plans?

Building plans submitted for council approval often don’t contain all the detailed information about the construction project.
Some aspects of the plan require the input of other Pros, like structural engineers or electricians.

Good day, I would like to do additions to my apartment. The building is a double story, but we are on the ground floor. The area for the addition is more or less 7m x 5m. The patio will consist of a roof, braai, bar to be build with bricks and two corner benches to basically be the fence on the one site as the level of floor goes from a 20cm drop on the one side to a 60cm drop on the other side. This will be the only fixed fittings, not sure if it plays a role. Kind regards
