Who can create house plans?

Qualified draughtspersons, architectural technologists, senior architectural technologists or architects who are registered with the South African Council for the Architectural Profession (SACAP) can provide you with house plans.
In South Africa, it is a legal requirement to get planning permission before extending, renovating or building a new home.
Local councils will only grant permission if the house plans are submitted by a SACAP-registered professional.
Qualified professionals will have a SACAP registration number and should also have indemnity insurance.
A draughtsperson charges less for house plans than an architect, but has a lower qualification and will not be involved in managing the site as the Principal Agent.

What is included in the house plans?

House plans submitted for council approval often don’t contain all the detailed information about the construction project.
Some aspects of the house plan require the input of other Pros, like structural engineers or electricians.
