Most waterproofing in Centurion is priced per m². A liquid membrane system runs about R180 to R350 per m² and torch-on about R250 to R450 per m², materials included. Stripping failed layers, fixing the screed or adding a reflective silver coat is extra, and small leak repairs usually carry a minimum call-out.

Parts of Centurion sit on dolomite, where water leaking into the ground for long periods can contribute to sinkholes. Roof and balcony leaks that discharge against foundations, or damaged stormwater from flat roofs, deserve quick attention. Make sure outlets and downpipes lead water well away from the house.

Look for blistering, cracking or lifting membrane, ponding water that never drains, and damp patches or peeling paint on ceilings and walls below. Moss or plants growing on a flat roof are another sign. Catching it early usually means a repair rather than a full redo.

Parapets are where most flat-roof leaks start, because the membrane changes direction and the wall cap often cracks. The fix is a proper upstand on the wall, a sealed or capped top and a correctly finished joint. Patching only the roof surface will not solve it.
